What Is a Roof Leak?

A roof leak is the unintended entry of water into a building through the roofing system. It occurs when the roof’s water control function is compromised, allowing liquid water to bypass protective layers and reach interior spaces.

Roof leaks are a symptom of system-level failure rather than a single isolated defect.

A roof leak indicates a breakdown in the roof’s ability to manage and shed water.

How Roof Leaks Occur

Roof leaks develop when water pathways form through the roofing system due to damage, degradation, or design limitations.

  • Deterioration of roofing materials
  • Failed flashing or transitions
  • Improper drainage or water backup
  • Wind-driven rain intrusion
  • Ice dam formation and meltwater entry

Why Roof Leaks Matter

Even small or intermittent leaks can lead to significant moisture accumulation over time. This moisture can damage structural components, insulation, and interior finishes.

Many roof leaks originate far from where water becomes visible inside the building.

Roof Leaks vs Condensation

Roof leaks involve liquid water entering from outside the building, while condensation results from moisture within the building condensing on cold surfaces. Both can appear similar but require different diagnostic approaches.
