Metal Roof Condensation, Vapour and Attic-Moisture Guide for Cornwall, Ontario

Separate exterior leaks from interior moisture and design the air, vapour, insulation and ventilation layers as one roof assembly.

Local performance context: Cornwall is part of Eastern Ontario, where St. Lawrence, urban and rural-edge roofing experience cold winter temperatures, snow, ice, open-country wind and repeated freeze-thaw cycling. Nearby communities include Brockville, Rockland and Ottawa. A useful estimate explains quantities and assumptions before it presents a total. Building-science decisions should still be confirmed against the actual roof geometry, exposure, attic conditions and applicable project requirements.

Condensation occurs when moisture meets a cold surface

Warm air can carry significant water vapour. When that moisture reaches a surface below its dew point, water can condense even if the exterior roofing is watertight. Metal makes the symptom visible quickly, but the underlying controls are air leakage, vapour diffusion, insulation, ventilation, thermal bridging and indoor humidity.

Conditions to examine

  • Frost or droplets on fasteners, decking or metal undersides
  • Damp insulation without a clear exterior rain event
  • Bathroom or kitchen exhaust terminating in the attic
  • Mould odour, staining or seasonal attic moisture

Questions for the roof plan

  • Is the attic vented, unvented or divided into separate spaces?
  • Where are the ceiling air barrier and vapour-control layers?
  • Do all exhaust ducts terminate outdoors with sealed insulated runs?
  • Can each roof cavity receive intended intake and exhaust airflow?

Common performance mistakes

  • Calling every stain a roof leak
  • Adding vents without sealing indoor air pathways
  • Placing impermeable layers that trap moisture between them
  • Covering wet decking or insulation during reroofing

Identify the moisture source

Indoor humidity comes from occupants, cooking, bathing, drying, plants, humidifiers and unvented combustion. Air leakage can move far more moisture into a roof cavity than vapour diffusion through intact materials. Exhaust ducts and attic hatches are common concentrated pathways.

For a home in Cornwall, compare symptoms with weather and occupancy. Moisture that appears during cold clear periods may point toward condensation, while staining tied to wind-driven rain suggests an exterior entry. Both can occur together, so investigation should not stop after finding one plausible cause.

Define the roof assembly

A conventional vented attic uses an air-sealed insulated ceiling below a cold ventilated space. An unvented or compact roof places insulation and control layers along the roof line. Hybrid or partially altered assemblies can create hidden cold surfaces and disconnected ventilation channels.

Before reroofing, document the assembly from indoors to outdoors: finish, air barrier, vapour control, insulation, deck, underlayment, ventilation space if any and metal roof. Material permeability and drying direction matter. Adding a new low-permeance layer without analysis can reduce the assembly’s ability to dry.

Control air, heat and vapour

Air sealing addresses bulk movement through openings. Insulation controls heat flow and keeps interior-side surfaces warmer. Vapour-control materials limit diffusion according to assembly design. These functions require continuity, especially at exterior walls, partitions, penetrations and roof transitions.

Ventilation can remove some heat and moisture when clear intake and exhaust paths serve the same cavity. More vents are not always better; short-circuiting, snow blockage and isolated bays can leave areas untreated. Baffles should protect airflow without compressing insulation.

Dry and verify before closing

Wet insulation and deteriorated decking should not be concealed beneath a new system. Determine the extent and source of moisture, replace damaged materials as required and allow suitable drying. Surface cleaning alone does not correct ongoing leakage or humidity.

After work, monitor attic conditions through at least one heating season. Check indoor humidity, exhaust operation, attic frost and any recurring stains. A moisture meter or qualified building-science assessment may be useful where conditions are intermittent or the assembly is complex.

Building-science planning checklist

  • Compare symptoms with rain, temperature and occupancy
  • Document the complete roof assembly
  • Seal attic hatches and ceiling penetrations
  • Vent exhaust ducts outdoors
  • Keep insulation and ventilation paths continuous
  • Dry wet materials before covering them

Frequently asked questions

Can a metal roof cause condensation?

Condensation is an assembly condition involving moisture, temperature and control layers; metal may reveal it but is not the only cause.

Will ridge vents solve attic moisture?

Only when paired with effective intake, connected cavities, air sealing and appropriate insulation.

How can condensation be distinguished from a leak?

Timing, weather, attic patterns and moisture tracing help; complex cases may require professional investigation.
