Panel or shingle quantities should use installed coverage and include transparent allowances for cuts, laps and packaging.
Marked drawings or photographs help a homeowner see what is included. They also reveal whether dormers, lower roofs, crickets, skylights, chimneys or transitions were missed. Changes found after work begins should be documented rather than hidden inside an unexplained total.
Distinguish product properties from system performance
Steel thickness, seam height and coating are product properties. Water management, wind resistance, structural suitability and appearance depend on how components form an assembly. Deck condition, fastening, edge securement, slope, ventilation and workmanship can change the outcome even when the same metal is used.
Testing and warranty language should be read at the system level. Check which profile, substrate, fasteners and installation conditions apply. Avoid turning one material characteristic into a promise about every roof, building or weather event.
Keep the final specification with the property
At project closeout, retain the final contract, product data, colour and coating, profile drawings, warranty, change orders and photographs. Record any approved substitution because two components that look similar may have different dimensions or requirements.
These records help future contractors identify replacement parts and prevent incompatible repairs. They also give a buyer or insurer factual information about what was installed rather than relying on a generic phrase such as “metal roof.”
