Define the membrane’s role
A membrane described as breathable does not correct interior air leakage or an unsuitable roof assembly. Its role must be defined within the complete enclosure. The exact membrane, substrate and metal-roof instructions should be reviewed together before materials are installed. A pre-installation meeting should also confirm weather limits, storage, primers, repair materials, inspection responsibility and how substitutions or concealed deck changes will be documented.
Underlayment is a secondary water-control layer and temporary protection during construction. It also interacts with panel movement, fasteners, deck drying and high-temperature conditions. The roof design should state why each layer is present and how water exits at edges and penetrations.

Prepare and inspect the roof deck
Remove protrusions, loose debris and materials that can puncture or prevent adhesion. Repair damaged sheathing and verify deck fastening before covering it. At a project in Tillsonburg, photograph representative eaves, valleys and penetrations after preparation.
Moisture trapped beneath low-permeance layers can be difficult to detect later. The installer should follow substrate moisture and temperature requirements for the exact product, and stop when conditions do not support reliable installation.

Fasteners and cap attachments should follow product instructions and remain positioned so metal-roof clips or seams are not compromised. Self-adhered membranes need firm pressure and careful treatment at corners.
Coordinate vulnerable roof zones
Eaves, valleys, walls, chimneys, skylights and pitch changes often require additional sequencing. Membrane should support the formed flashing, not block drainage channels or create a thick ridge beneath panels.
Wall transitions need connection to the cladding water-control layer. Where trades overlap, drawings should identify which layer is installed first and who completes counterflashing after panels are placed.
Protect the dry-in and record concealed work
Inspect membrane after storms, material handling and crew traffic. Repair cuts, open laps and disturbed fasteners using the approved method before metal covers them. Keep open edges and penetrations protected at the end of each shift.
Photograph the completed membrane, especially concealed eave, valley and wall zones. Retain product labels, primers, lot information and installation notes with the closeout records.

Does metal roofing always use the same underlayment?
No. Roof system, slope, deck, temperature, ventilation and project design affect the appropriate product and details.
Can underlayment stay exposed for a long period?
Exposure limits vary, and real performance also depends on fasteners, edges, penetrations and weather. The project should minimize unnecessary exposure.
Should membrane replace proper flashing?
No. It supports formed flashing and drainage but should not be treated as a substitute for complete eave, valley, wall or penetration details.
